Cairo and Giza short-stay market

Read your area before you decide.

Miqyas reads public short-stay listings across Cairo and Giza and shows, on one map, how many there are, how active they are and who runs them.

What the map answers

Three questions, answered in a minute

How many places are around me?

Every hexagon counts the listings inside it. Click any spot to study a radius of up to 3 km.

Are they actually booked?

A guest review in the last 12 months marks a listing active. Nights booked and prices arrive with daily calendars.

Who will I compete with?

Unit sizes, ratings, and how much of the area professional operators run.

Why Miqyas

Why Miqyas, not a global tool

Three global tools put Cairo's occupancy anywhere between 32.5% and 55%, and none tells an owner why. Miqyas starts at the other end: the method first, then the number.

01

The method, in plain words

Every number says what it counts, how many places it rests on, and when it was read.

02

Built for Cairo and Giza

Neighbourhoods as people name them, Arabic first, and the Egyptian pound first.

03

Ranges, never one number

A typical band and a strong band with their sample size, and no grades that hide the reasons.

04

Checked against real stays

As Trastain bookings and managed units grow, estimates are checked against them and the error is published.

05

From a number to an income

List free, let us co-host free for 6 months, or hand it over. The data does not stop at a chart.

06

Private by design

No host names, listing names, photos or exact locations are stored, and dots on the map are moved by up to 140 m.

How Miqyas measures

Three steps, the same for every number on the site.

  1. 1

    Read

Public listing pages in Cairo and Giza: size, location to about 100 m, ratings and review dates. Never names, listing names or photos.

  2. 2

    Count

Listings are grouped into hexagons and neighbourhoods. A hexagon or radius with fewer than 3 listings shows only its count.

  3. 3

    Check

Daily calendars and Trastain's own bookings test each estimate before it is published.

What the words mean

Active
A guest review in the last 12 months, or booked nights in the last two months once calendars arrive.
New this year
The first guest review came within the last 12 months.
Operator
A host with 5 or more listings in the data.
Typical and strong
The median and the top quarter, never an average pulled by a few extreme cases.

Coming next

What arrives next

These need daily calendars. They will appear on the map automatically once 60 days of calendars exist, and not before.

  • Nights booked and occupancy
  • Night prices by season
  • An earnings range for your unit
  • A demand calendar: Ramadan, Eid, exams and fairs
